  • Have a Plan: As a property manager, it is important to have a written emergency and disaster plan in place, including preventive measures and procedures. Also, list critical shut-off locations for water, electrical mains, emergency generators, and fire protection systems.
  • Preventative Maintenance: Have your water heater and HVAC system inspected and serviced regularly.
  • Identify and Address Potential Issues: Before the storm hits, it is important to identify and address potential issues, such as pavement roof drainage issues that can cause water to drain onto walkways.
  • Snow Removal: The flat roofs on most commercial buildings are prone to freezing, thawing, and refreezing, which can plug roof drains and add excess weight, which could cause the roof to collapse. This is why it is so important to remove snow as necessary.
  • Pipes: Wrap exposed pipes with insulation sleeves to keep them from freezing. If a pipe does freeze and burst, turn off the main water supply to the pipe immediately and leave the faucet open until repairs can be made.
  • Clear Walkways: Keep walkways clear of snow and ice. Use salt, chemical pellets, and sand as appropriate.

HVAC 

  • HVAC System: Be sure your cooling tower heaters and piping heat traces are functioning to protect them from freezing. Also, heat pumps and condensing units can fail when snow builds up around them and restricts airflow, so be sure to keep them clear of snow & ice buildup.  Make sure your economizer is not calling for outside air. Check that outside damper function properly as in some instances they may need to be closed manually.
  • Temperatures:  Check your set-back temperatures after hours and determine if hard-to-heat areas need to be adjusted to higher temperatures to protect critical building equipment and systems.

Nosebleeds

Nosebleeds are very common in both children and adults and can be caused by trauma to the nose or simple irritation of the mucus membranes. Do not make a nosebleed victim raise their head or lie down, as this can actually make the bleeding worse. Instead, pinch the nostrils closed for as many as ten minutes, allowing the broken vein in the nose to close.

Nowadays, the American Heart Association doesn’t mandate that everyone learn rescue breathing—all you have to do is put your hands over the victim’s heart and push, to the beat of “Stayin’ Alive” by the Bee Gees. It’s a simple technique that could mean the difference between life and death, and the American Heart Association’s statistics demonstrate this in stark terms. Consider these fact

  • Approximately 88% of all cardiac arrests do not happen in a hospital or healthcare facility, and nowhere near a healthcare professional.
  • A large percentage of cardiac arrest victims appear perfectly healthy just before their attack.
  • It takes approximately 8-12 minutes on average for an ambulance to arrive on the scene of an emergency.
  • Bystander CPR could increase the victim’s chance of survival by as much as 300.

The Heimlich Maneuver

Not to be confused with CPR, the Heimlich maneuver is supposed to help someone who is choking on a foreign object. First, ask the victim if they are choking; in an emergency situation, the person will usually not be able to talk.

How to Treat Shock

Shock occurs when too little blood circulates to the brain. This means that the brain is not receiving enough oxygen, which leads to a feeling of faintness, disorientation and dizziness. Shock may occur:

  • after an accident involving loss of blood
  • after a serious infection, with loss of fluids
  • after a serious burn
  • after other accidents that cause loss of fluids or blood
  • as part of an allergic reaction

Stop Heavy Bleeding

If someone is bleeding heavily, they will not be able to form a clot—and they could bleed out. You can stop the bleeding by putting pressure on the wound—ideally with a sterile cloth, although you can also use ripped pieces of T-shirt or anything else you have on hand. What is air duct cleaning and why should be have it done?

Duct cleaning generally refers to the cleaning of various heating and cooling system components of forced air systems, including the supply and return air ducts and registers, grilles and diffusers, heat exchangers heating and cooling coils, condensate drain pans (drip pans), fan motor and fan housing, and the air handling unit housing.

If not properly installed, maintained and operated, these components may become contaminated with particles of dust, pollen or other debris. If moisture is present, the potential for microbiological growth (e.g., mold) is increased and spores from such growth may be released into the air of your commercial business. Some of these contaminants may cause allergic reactions or other symptoms in people if they are exposed to them.

Ventilation systems are often the biggest culprit in poor indoor air quality. Make it a priority to inspect the ductwork of your business.

If your HVAC has been operating for some time without attention, it could be circulating one or more of the following:

What To Do When Your Business Floods

Hurricanes Harvey, Maria, and Irma caused major flooding in many parts of the Unites States. It’s essential that property owners prepare for the worst and act swiftly in the event of a flood. Flooding is of course a stressful time for anyone affected, but for commercial businesses and the self-employed it can hugely impact your future. So from prior prevention to salvaging stock, here are some useful tips to minimize the effects …

Planning and preparation

Many parts of the country are more susceptible to flooding, and if your business premises are in a known flood risk area, you should consider buying specialist defense products.

Airbrick protection, sandbags and pumps are all widely available – the initial investment could save you a lot more in the long run.

Business building insurance is essential, also business equipment and stock can also be insured. The damaged caused by floods can result in thousands of dollars’ worth of damage, so it’s essential to keep receipts and proof of purchase in the event of a claim.

When the flood hits

As the flood hits, there are a number of measures you can take to limit the damage, but first things first, stay safe - flowing floodwater can be incredibly powerful.

Setup your flood prevention equipment at the earliest opportunity, remembering to turn off your water, gas and electricity.

Move valuable and electrical items to the upstairs of your premises as soon as possible, and for cafes, restaurants and bars especially, secure outdoor items – such as tables, chairs and outdoor furniture.

After the flood

In the aftermath of the flood, you’ll inevitably be shaken, but there are small details that can help the situation.

Providing it’s safe to do so, return to your business, phone your insurer and make a claim. Most insurance companies have a 24-hour helpline and regardless of the time, it’s important to call as soon as you can.

Take photos of damage to making a list of lost contents. Keep your gas and electricity supplies switched off for the time being, begin making simple emergency repairs (again, if safe to do so) and recover any items – including damaged items for evidence.

The most important thing is the safety of you and your employees.  Best smart and wait until it is safe to enter the premise.
